Major Residential Development and Expansion of Public House in the Bristol Green Belt

We’re delighted to announce that planning permission has been secured for a significant residential development and public house expansion on the edge of Bristol, within the Green Belt. The site, home to The Inn at Yanleigh and an adjacent outdated motel on the A370 towards Bristol Airport, has long been in need of regeneration. The approved proposal will see the demolition of the existing motel and the creation of 20 high-quality family homes and apartments.

Aspect360 provided initial planning advice to the project architects, Smith Maloney, and coordinated the required site surveys. A pre-application submission was made to North Somerset Council, followed by a local consultation event with neighbouring residents to inform and refine the proposals.

The planning process presented several challenges. Due to the site’s Green Belt location and the complexity of the proposal, the local planning authority requested scheme amendments and considered contributions towards affordable housing, highway improvements, and local education provision.

As a result, Mark Baker Associates developed detailed highway improvement proposals, while specialist consultants S106 Management carried out a viability appraisal. Their findings demonstrated that the proposed development would not be financially viable if the full suite of contributions was required. Following negotiations, the Council agreed to proceed without S106 obligations.

We would also like to acknowledge the valuable input of Integrated Ecological Solutions, who played a key role in addressing ecological constraints and opportunities across the site.

The applicants are now considering options for bringing the development forward in the near future.
