Acting for Bristol-based property owners Eastman Estates, Aspect360 secured a positive outcome at appeal following the refusal of Planning and Listed Building Consent by Bristol City Council.

The appeals centred on two main issues: Whether the proposed student accommodation would result in a population imbalance within the local community or harm residential amenity, and whether the development would preserve the settings of adjacent Grade II listed buildings.

Aspect360 presented a robust case, demonstrating that the modest increase in activity associated with student use would not result in any significant harm to the local community or heritage assets. Crucially, it was argued that the proposal would not adversely affect the listed terrace and would be entirely appropriate within its context.

In allowing the appeal, the Planning Inspector acknowledged the quality of the scheme, stating: “The appellant’s architect has given thoughtful consideration to the proposed design,” and concluded that the development would result in a “modest enhancement to the character and appearance of the Whiteladies Road Conservation Area (WRCA).”

The scheme, designed by Bristol-based 105 West Architects, adopts a contemporary-modern approach that maximises the site’s potential and delivers a significant positive contribution to the street scene.
